Landlord duties for gas boiler safety
As a landlord you will be responsible for your tenants safety according to The Gas Safety (Installation and Use) Regulations 1998. Duties include making sure gas appliances, fittings and flues provided for tenants are safe. You will be required to organize a gas safety check within 12 months of any new boiler, appliance or flu being installed in the property and it should always be carried out by a Gas Safe Registered Engineer who will also check, maintain and repair the flues, appliances and pipework provided for your tenants use annually thereafter.
A record of the safety check must be kept for 2 years and a copy should be issued to your tenant within 28 days of the check being completed. A copy should also be given to any new tenants before they move in.
