If you’re a landlord, getting a Gas Safety Certificate every twelve months is a legal requirement. It’s your responsibility to adhere to the Gas Safety (Installation and Use) Regulations 1998, and you must use a Gas Safe registered engineer to have all the pipe work, gas appliances and flues examined.

The Gas Safe engineer shall check all of the gas appliances for gas tightness, gas rate and burner pressure rate. They will also check the flue flow and ensure that there is good ventilation. When the engineer has carried out their inspection and are content with the condition of your appliances, they shall issue you with a Gas Safety Certificate. They may add notes with any safety recommendations also.

You only need to get a gas safety inspection annually, but it’s good practice to get gas appliances checked after a change of occupancy. Then you’ll know that all of your appliances are safe for the new tenants. It’s also a good idea for you to add a carbon monoxide alarm to notify tenants to carbon monoxide leaks, which can cause poisoning that may end in death.

If you reside in your property, there is no legal necessity for you to get a Gas Safety Certificate. But it is a good idea to have an inspection each year to keep you and your family safe. This paired with a boiler service will ensure that every one of your gas appliances are working safely and efficiently.
