If you are a landlord, obtaining a Gas Safety Certificate every year is a legal requirement. It’s your responsibility to adhere to the Gas Safety (Installation and Use) Regulations 1998, and you must use a Gas Safe registered engineer to have all the pipe work, gas appliances and flues checked out.

The Gas Safe engineer will check each of your gas appliances for gas tightness, burner pressure rate and gas rate. They will also check the flue circulation and ensure that there is good ventilation. When the engineer has completed their inspection and are content with the health of your appliances, they’ll give you a Gas Safety Certificate. They may also add notes with any safety recommendations.

You only need to get a gas safety inspection each year, but it’s good practice to get gas appliances checked after a change of occupancy. Then you’ll know that every one of your appliances are safe for the new tenants. It is also a good idea for you to add a carbon monoxide alarm to alert tenants to carbon monoxide leaks, which can cause poisoning that may lead to death.

If you live in your premises, there’s no legal requirement for you to get a Gas Safety Certificate. But it is a good idea to have an inspection every full year to keep you and your family safe. This paired with a boiler service shall ensure that all your gas appliances are working safely and efficiently.
